The same standard, applied to commercial work

Nelson Custom Builders brings residential-quality craftsmanship and scheduling discipline to commercial projects. Founder David Nelson spent years on large commercial job sites before focusing on custom residential work — that background informs every commercial project we take on.

Why Nelson Custom Builders for Commercial

Commercial experience, residential accountability

David Nelson began his construction career on large commercial job sites — working his way through every trade phase before earning his Construction Management degree from LSU. That commercial background gives him a fluency with commercial project systems — bid documents, subcontractor coordination, inspection sequencing, and code compliance — that most residential-first builders don't have.

At the same time, Nelson Custom Builders is small enough that David is personally involved in every project. No handoffs to a junior project manager. No phone tag with a dispatcher. You work directly with the person accountable for the outcome.

Design-Build for Commercial Projects

From concept to certificate of occupancy

Nelson Custom Builders offers full design-build services for commercial projects — a single contract, a single point of accountability, and an integrated team from site selection and schematic design through construction and final inspection.

For owners who already have an architect, we work alongside your design team. Either way, you'll know your realistic construction budget well before the design is fully committed — not after permitting when it's too late to adjust scope.

  • Architect selection assistance for commercial projects
  • Pre-construction cost estimating as design develops
  • Permit coordination and code compliance
  • Phased construction planning for occupied renovations
  • ADA compliance and accessibility planning
Our Process

How we approach commercial projects

1

Discovery & Feasibility

We meet with you to understand your program, your site, your budget, and your timeline — and give you an honest feasibility read before any design dollars are spent.

2

Pre-Construction Budgeting

We produce a detailed cost estimate as design progresses — so you make informed scope decisions early, not expensive changes after the permit is in hand.

3

Design & Permitting

We coordinate with your architect or ours through design development, construction documents, and permit submission — keeping the project on schedule.

4

Construction

David Nelson leads construction personally. Progress, inspections, RFIs, and budget are tracked daily through your project portal — full transparency at every stage.

5

Closeout & Occupancy

Punch list, certificate of occupancy, as-built documentation, and warranty support after turnover. We don't disappear at final inspection.

Common Questions

Commercial construction FAQ

What types of commercial projects does Nelson Custom Builders take on?

We work on a range of commercial project types including ground-up office buildings, medical offices, retail spaces, restaurant build-outs, tenant improvements, and mixed-use developments. We're well-suited for projects where the owner wants direct communication with the contractor and doesn't want to manage multiple layers of subcontracted project management. If you're not sure whether your project is a fit, call us — we'll give you a straight answer.

Are you licensed for commercial work in Louisiana?

Yes. Nelson Custom Builders, LLC holds LA Commercial Contractor License #72523 and Building License #887564. We are fully licensed and insured for commercial construction throughout Louisiana.

How is working with Nelson Custom Builders different from a large commercial GC?

The primary difference is direct access. At a large GC, you sign with a principal and get handed off to a project manager you've never met. At Nelson Custom Builders, David Nelson is personally involved in your project from first conversation to final punch list. That direct ownership means faster decisions, better problem-solving, and a contractor who has real skin in the outcome — not just a project manager managing their utilization rate.

Can you work from our architect's drawings, or do you provide design services?

Both. If you have an architect or designer you're working with, we integrate into your team seamlessly and provide pre-construction cost input as design progresses. If you're starting from scratch, we offer full design-build capability — coordinating architect selection and managing the entire process under one contract. Either path results in a more informed design because the builder is at the table from the beginning.

What areas do you serve for commercial construction?

We primarily serve the Greater Baton Rouge area including Baton Rouge, Prairieville, Zachary, Central, Denham Springs, Gonzales, and surrounding communities in Ascension, Livingston, and East Baton Rouge parishes. Contact us for projects outside this area — we evaluate project-by-project.
